Verification files arrive half-finished

The RERA page shows a different carpet area from the brochure. Then someone must visit to confirm the flat number, occupancy and condition. Reports land where your deal team works

The completed file is saved to your shared drive, CRM record or listing tool, whichever your team already uses for each property. People confirm what a screen cannot

Physical presence and title judgement stay with people. The field verifier confirms what is visible on site and nothing more. Whether a title is clear, or whether a discrepancy matters, is decided by an advocate or your own approver. The automation only gathers facts and points out where they disagree.

Questions

Does the automation confirm that a title is clear?

No. It collects and compares documents and highlights gaps, such as a missing link in the chain of ownership or a name mismatch. Whether the title is acceptable is a legal opinion, so it is given by an advocate or by the person your firm already relies on.

Who are the field verifiers and what do they check?

They are individuals from the Finaley network who have completed KYC. They visit the address, confirm the unit exists and matches the listing, note occupancy and visible condition, and upload geotagged photos. They do not value the property or comment on legal status.

Can it work for land parcels as well as apartments?

Yes, the checklist changes with the property type. For land it typically covers survey records, mutation entries and boundary photos instead of society NOCs. We set up the checklist from the way your team verifies each type today.

What if the seller never uploads a document?

Reminders continue on the schedule you set. After the final reminder, the file is marked incomplete and passed to your team with a note of exactly what is missing, so a person can decide whether to call the seller or drop the listing.

Can we see what was checked on each property?

Every run is recorded. You can open a property and see which documents were received, which portal pages were read, when the site visit happened and who approved the final file. That record stays with the property for later reference.
